Independently leads and directprojects requiring functional integration and involving multipledisciplines to be managed. This includes those associated withmajor maintenance and repair, minor capital renewal/improvements,deferred maintenance, and infrastructure improvements.Ensures all assigned projects are managed in alignment with theUniversity’s Capital Outlay Management Plan as well as anycorresponding CSU or State of California regulation governingUniversity projects. Coordinates as necessary throughout allproject phases with the Campus Deputy Building Official,Construction Administrator, and others.Leads and directs project teams (project architects, engineers,contractors, inspectors, etc.) during all phases.Responsible for managing the project budget workingcollaboratively with the Business & Administrative SupportServices team. To include maintaining accurate expense tracking andcost projections. Proactively brings forward issues or challengesand proposed solutions designed to successfully contain andmitigate risk.Manages professional service agreements and monitors the workeffort of architectural, engineering, testing and inspection, andother professionals contracted by the campus to ensure all servicesare provided in a timely manner. Tracks and monitors progress andreviews invoices with recommendations for approval orotherwise.Coordinates all required inspections, testing, and otheractivities by working collaboratively with construction inspectorsand consulting engineers ensuring all code and regulatoryrequirements are adhered to. Reports all failed inspections ortests to the Campus Deputy Building Official, contractor and designprofessional requesting instructions as to further procedure.Manages construction contracts. Tracks and monitors work inplace and reviews pay applications with recommendations forapproval or otherwise. Evaluates and makes recommendationsconcerning proposed contract changes. Ensures ongoing compliancewith contractual requirements.Develops and maintains a change order log for all contracts.Reviews contingency status and makes recommendations regardingproposed changes including full in-depth analysis of all changerequests as well as the development of multiple options forconsideration.
